New Article: Building a Data-Driven Case for Facility Upgrades with an Energy Audit

In the final part of our Three Pillars of Performance series, David Newman, Energia Vice President of Engineering, highlights how an Energy Audit transforms building data into actionable insight. From uncovering hidden inefficiencies to developing investment-grade analyses, audits give AEC partners the evidence needed to justify upgrades and future-proof designs.

Central Boiler Plant Upgrade

The Pennsylvania Department of General Services partnered with Energia to modernize the State Correctional Institution Dallas (SCI Dallas) through a Guaranteed Energy Savings Agreement (GESA). Facing an EPA mandate to eliminate coal as a fuel source, SCI Dallas needed an innovative solution to replace its aging infrastructure without burdening taxpayers.

Energia designed and managed a comprehensive project that transitioned the facility from coal to natural gas, upgrading the central boiler plant, implementing LED lighting, replacing steam traps, and improving water and wastewater systems.

Project Highlights:

  • Project Size: $19.6M
  • Projected Annual Savings: $2.18M
  • Year One Actual Savings: $9.8M (350% beyond guarantee)
  • Energy Cost Reduction: 46.3%

With these improvements, SCI Dallas is compliant, cost-effective, and equipped with a modern, reliable infrastructure.
